Where rates are
The average 30-year fixed mortgage rate was 7.32% in the week of October 22, 2026, compared with 6.19% a year earlier. The 15-year averaged 6.68% (Freddie Mac PMMS via FRED (MORTGAGE30US); Freddie Mac PMMS via FRED (MORTGAGE15US), as of Oct. 22, 2026). These are averages for owner-occupant borrowers; investor loans typically price higher.
What the Fed is doing
On September 16, 2026, the Federal Open Market Committee raised the federal funds target range by a quarter point to 3.75% to 4.00%, saying inflation "remains elevated" (Federal Reserve FOMC statement, Sept. 16, 2026). The minutes noted participants saw inflation risks tilted to the upside, and many viewed a higher path for rates as prudent (FOMC minutes, Sept. 15-16, 2026). For investors, that suggests rates are unlikely to fall quickly in the near term, though nobody can forecast them reliably.
What it means for buy-and-hold
Higher rates raise monthly debt service and shrink cash flow. With Atlanta rents near $1,843 per month (ZORI, Sept. 2026), many conventional purchases will need a larger down payment, a lower price, or added value to cash flow.
DSCR loans
DSCR (debt service coverage ratio) loans qualify an investment property mainly on its rent compared with its payment, rather than on personal income. DSCR = monthly rent ÷ monthly principal, interest, taxes, insurance, and HOA. A ratio of 1.0 means rent just covers the payment. Higher rates push DSCR down, so lenders may require more equity. Terms vary by lender; get quotes.
Where hard money fits
Hard money is short-term, asset-based financing for buying and renovating investment property. It costs more than a long-term loan, but it can close quickly and does not depend on your W-2 income. A common plan: buy and rehab with a short-term loan, then refinance into a long-term or DSCR loan once the property is stabilized (the BRRRR approach), or sell it.
Georgia Private Lending offers short-term hard money loans for investment properties; contact GPL for current terms (Georgia Private Lending FAQ). GPL says it has no minimum asset or income requirements and bases decisions mainly on borrower experience and the property.
